Foreign Minister Wu gives Sky News Australia interview

The government is committed to safeguarding Taiwan’s sovereignty and democratic way of life by enhancing defensive capabilities while seeking to take part in regional trade groupings such as the Comprehensive and Progressive Agreement for Trans-Pacific Partnership, Foreign Minister Jaushieh Joseph Wu said.

China is determined to change the international order and impose its authoritarian views on Taiwan and other countries throughout the Indo-Pacific, Wu said. If Taiwan falls, the region will be significantly impacted, he added.

Wu made the remarks during an exclusive interview with Peta Credlin broadcast March 17 by Sky News Australia.

According to Wu, the Russian invasion of Ukraine is unacceptable and has to be halted as it could easily trigger another world war. Democracies worldwide must unite in resisting authoritarian expansion, he said.

Peace and stability across the Taiwan Strait are now a focal point in the region and around the world, Wu said, adding that it is his belief other democracies are increasingly concerned about China’s ongoing campaign of coercion against the country and will stand with Taiwan.

Regarding the country’s bid for CPTPP participation, Wu said Australia’s support is sincerely appreciated. The government will continue working to advance bilateral cooperation across a broad spectrum of areas, he added.

MOFA thanks Italian Chamber of Deputies for motion backing Taiwan

A motion approved by the Italian Chamber of Deputies in support of Taiwan is sincerely appreciated by the government and people, according to the Ministry of Foreign Affairs March 18.

Passed in a 387-19 vote, the motion called on Italy’s government to work with the EU and NATO member states to review its Indo-Pacific strategy while attaching greater importance to peace and stability across the Taiwan Strait.

The motion, proposed by Paolo Formentini, deputy chairperson of the lower house’s Foreign Affairs Committee, comes amid concerns that China could take action against Taiwan amid Russia’s invasion of Ukraine.

According to the MOFA, such strong cross-party support demonstrates that the Italian Parliament recognizes the importance of maintaining the cross-strait status quo and that Taiwan plays a key role in the Indo-Pacific. The two countries share the universal values of freedom, democracy and respect for human rights, the MOFA said, adding that there was close bilateral cooperation in areas spanning trade, culture, education and energy.

The government is committed to working with like-minded partners such as Italy to expand exchanges while contributing to the peace, stability and prosperity of the world, the MOFA added.

Somaliland Upbeat Despite Lack of US Recognition

WASHINGTON —

The president of Somaliland is wrapping up a U.S. visit without the formal recognition he had sought for the self-declared republic. But he nonetheless is viewing his trip as a success.

“The most important thing to us which we discuss with people is recognition” as an independent sovereign nation and not as part of Somalia, Muse Bihi Abdi told VOA’s Somali Service in an interview Saturday.

He arrived March 13 for a series of meetings to court support from U.S. government officials, U.N. personnel, think tanks and civil society leaders. He plans to return to Somaliland later this week.

While the U.S. State Department emphasized the Biden administration’s commitment to a unified Somalia, it also held out the possibility of stronger ties with Somaliland.

“Welcomed the opportunity to meet … and discuss strengthening U.S. engagement with Somaliland within the framework of our single Somalia policy,” the State Department’s Bureau of African Affairs tweeted March 14 after Bihi met with its assistant secretary, Molly Phee.

The U.S. Senate Foreign Relations Committee’s ranking member, Republican Jim Risch of Idaho, responded by tweeting that the United States “should not limit ourselves to a ‘single #Somalia’ policy.” He added that the administration “should explore ALL areas of engagement in the region.”

Risch and two fellow committee members – Republican Mike Rounds and Democrat Chris Van Hollen – introduced a bill last week that would require the State Department to report to Congress on its engagement with Somaliland and would authorize a study on the feasibility of establishing a direct U.S.-Somaliland partnership.

Bihi – who was welcomed at a bipartisan congressional reception Thursday – has invited the United States to establish a diplomatic presence in Somaliland’s capital, Hargeisa.

Somaliland projects itself as a comparatively calm and stable partner in the tempestuous Horn of Africa region, where Somalia has been battling al-Shabab militants for more than a decade and neighboring Ethiopia has been caught up in civil war since November 2020.

The breakaway state also is strategically located on the Gulf of Aden, near Djibouti — home to the only permanent U.S. military base in Africa and the first overseas base for China — the Heritage Foundation pointed out in introducing Bihi’s keynote address last week at the conservative think tank’s Washington offices.

Talks have faltered

Somaliland in 1991 declared its independence from Somalia, which views it as a northern breakaway region, not a separate nation. The two sides have held repeated rounds of talks, most recently in June 2020 in Djibouti, when they agreed to appoint technical committees to continue discussions. No meetings have taken place since then.

Bihi blames the stalemate on the Mogadishu government, saying it doesn’t want to negotiate with Somaliland.

“Despite nine rounds of talks … the status of Somaliland never materialized,” he said in his Heritage Foundation remarks.

Somaliland sees “no future in the continuation of that dialogue with Somalia and is prepared to pursue all available avenues for its international recognition,” Bihi continued. “Somaliland believes that the international community has a moral obligation to support Somaliland’s pursuit of international recognition.”

But he noted in his interview with VOA, the United States “stood where other governments and Europe stand, which is ‘this issue is for Africa'” to determine.

The African Union has not recognized Somaliland as a sovereign and independent nation, nor has any individual country.

Somali’s presidential palace, the ministry of foreign affairs and the information minister did not respond to VOA’s requests for comment on Somaliland.

But last June 26, three decades after Somaliland gained independence from Britain, Somali President Mohamed Abdullahi Mohamed expressed hope for a unified country.

“I ask Allah to realize our dream, which is the return of our unity,” said Mohamed, widely known as Farmaajo. “The people in the North and South need each other. Let us come back to each other and leave out minor interests.”

Relations with Taiwan

Speaking with VOA, Bihi compared Somaliland’s status with that of Taiwan, an East Asian self-governing island that China has considered part of its territory since the Communist takeover in 1949.

“Taiwan and us: We have the same cause. We are two countries that are not recognized,” Bihi said.

Somaliland’s leader said the Taiwanese “are developed economically, successful in education. We need to learn from their experiences on how they maneuvered.”

Somaliland and Taiwan established diplomatic relations in July 2020. At the time, Taiwan’s foreign ministry said of the agreement to establish good relations: “We’re thousands of miles apart but share a deep-seated love of freedom & democracy.”

Somalia and China, which has veto power on the U.N. Security Council, condemned the move.

But Bihi said Somaliland-Taiwanese ties were not meant to antagonize any other government.

China has “no right to get angry,” he said. “We are an independent country, and we can establish relations with anyone we want.

“We are ready to have good relations with China,” Bihi said of Somaliland. “China needs us, we need them. We would like to have good relations. We don’t harbor ill will toward them, and we hope it’s the same on their side.”

NAI Global Announces International Market Trends Report on Commercial Real Estate

Those markets are comprised of The Americas, Europe, Asia Pacific and the Mid-East & North Africa (MENA).

AMERICAS

  • Restaurants are recovering now, but we are also seeing new concepts wanting to enter the NYC market because rents have come down from their height. There are brands and companies who were priced out now seeing opportunities to enter the market.
  • In New York City, tenants are coming back and signing new leases, but they require flexibility on terms, renewal options, sometimes termination options.
  • Companies are trying to figure out how to handle future growth, while confronting the hybrid work scenario. So they require flexibility too.
  • Demand for industrial development and existing industrial properties is the hottest sector in Canadian commercial real estate (CRE).
  • Medical REITs were among the most active buyers in 2021, looking for product and paying big numbers. Construction costs also increased in 2021. Both of these trends are expected to hold steady in 2022.
  • Multifamily transaction volume exceeded $200 billion in 2021 and is expected to exceed that in 2022.
  • Despite the pandemic and rising fuel costs, Mexico was almost perfectly positioned for a record spike in demand for industrial real estate.

EUROPE

  • The Eurozone experienced 5% GDP growth rate in 2021 and is expected to be 4.3% in 2022 and 2.5% in 2023. The war in Ukraine, however, is likely to impact these forecasts negatively.
  • The implications and applications of “Brexit” continue to be an evolving matter, but the economy of the United Kingdom is resilient, and the Organisation for Economic and Cooperative Development (OECD) expects it to hit its pre-COVID levels by early 2022, with a moderate growth expectation of 4.7% predicted in 2022.
  • In the U.K., the boom in the life sciences sector is quickly becoming an established trend.
  • Demand for office space in Munich and Berlin is greater than in other metropolitan cities in Europe.

ASIA PACIFIC

  • The Asian Development Bank (ADB) revised its economic growth outlook for developing Asian countries, with expectations dipping slightly to 7.0% (GDP) for the final 2021 figure, and 5.3% in 2022.
  • In East Asia 5% GDP is forecast, drawing from the People’s Republic of China (PRC) (the region’s largest economy) which is now forecasting 5.3% growth in 2022.
  • Morgan Stanley Australia upgraded their 2022 GDP forecast to 4.9% in 2022. The OECD reports New Zealand GDP closed out 2021 at 4.7%, but expects it to slow to 3.9% in 2022.
  • South Korea showed clear signs of rapid recovery in 2021 with the economy expanding 4% year-on-year and expected to be about the same in 2022.
  • The main challenge in South Korea was the decrease in both CRE supply and transactions overall. However, the decrease in commercial real estate activity was not as rapid as that seen in residential, and it seems ready to bounce back in 2022.

MID-EAST & NORTH AFRICA (MENA)

  • In 2019, NAI Global entered the Middle East with new offices in Jeddah, Riyadh (Kingdom of Saudi Arabia) and Dubai (UAE). Despite the complications of the Covid-19 pandemic, the region has enjoyed early successes and landed major clients.
  • Last year economic growth for MENA countries was to 4.1% (GDP), and the outlook for 2022 shifted to 4.1%, up from an estimate of 3.7% made in April 2021.
  • New regulations have been passed allowing international investors to operate without a local partner. Many internationals are arriving with needs for retail, offices, and logistics spaces – the full offering for commercial real estate.
  • Saudi Arabia is building a car-less, zero-carbon smart city known as The Line as part of Neom, the futuristic economic zone and city set in the country’s northwest on the coasts of the Red Sea and Gulf of Aqaba….and is expected to add $48 billion a year to the Kingdom’s GDP by 2030.
